How to find housing in Malmö

The majority of residences in Malmö are managed through Boplats Syd, the housing agency for the city. Once you're registered with Boplats Syd, you can express your interest in available housing. A helpful tip is to join the queue as early as possible to accumulate more queue points when the time comes to move. There are also student residences exclusively available for you as a student.

Student housing

Most available student apartments are advertised through the housing agency Boplats Syd. Here, you find information that is useful to know when applying for student housing.

Here you will find answers to some of the most common questions about student housing and finding accommodation in Malmö.

Sharing student housing with a non-student

If the property owner permits two tenants to share an apartment, it is possible to share student housing, provided that the primary contract holder is a student. It's important to note that this option may not always be available for smaller student apartments, as some landlords may only allow one tenant.

Student housing for families

There are a limited number of student apartments available, and these are typically two-bedroom apartments. If you require a larger apartment, you have two main options: explore regular rental apartments or consider finding a suitable option through subletting.

Rent-free months

Most student accommodations come with a 10-month lease, which means that either June and July or July and August are rent-free.

Paying a deposit

If you do not have a Swedish bank account, you must have a guarantor with a Swedish bank account, or you might have to pay three months’ rent in deposit (plus one month’s rent in advance) in order to sign a rental agreement. This is regardless of whether you are looking for housing via Boplats Syd or through a private landlord.

Many private landlords often request you to pay a deposit. If your landlord requires a deposit, it is important, that the contract clearly states the conditions for refunds. Always keep all rent receipts and payment details of the deposit, such as a bank statement.

Accessible housing for students with disabilities

As many student apartments are newly constructed, a relatively large number are classified as partially accessible, commonly referred to as visitor adapted.

Malmö Studenthus offers two fully adapted student housing units with kitchen appliances featuring adjustable heights. Boplats Syd lists the homes that are fully or partly accessible. Boplats Syd's policy stipulates that people in need of accessible housing are not given priority.

Home insurance

If you live in a student apartment or in a rental apartment, you must have home insurance. Many insurance companies currently offer special insurance deals for students; the conditions of these can vary between companies. We recommend that you contact different insurance companies to find the best offer.

If you sublet somebody's apartment or are a lodger, the original tenant's insurance does not usually cover damage that you cause. To avoid unnecessary costs, check with an insurance company to clarify coverage, or get insurance of your own.

Housing for researchers and doctoral students

As a researcher, doctoral student, or guest researcher, you can rent apartments through Malmö University.

As a doctoral student, you also have the opportunity to apply for accommodation in University Housing, which is where the majority of the international students reside.

Subletting

If you are seeking accommodation, you also have the option to look for subletting. In this case, private individuals often sublet a room or an entire apartment. It is crucial to ensure a proper sublease agreement is in place.

On the Student Union's housing platform 'Hemma,' you can both post and find listings from private individuals looking to rent out an apartment or a room. You'll also find useful information about the Swedish market for subletting rentals.

Through BoPoolen you can find housing ads from private landlords. The platform also allows you to create your own add to market you as a future tenant.

Blocket is the largest platform for subletting accommodations in Sweden. Please note that both the website and housing ads are primarily in Swedish. Remember to filter for Malmö.

Temporary housing

Finding housing in Malmö, especially around the start of the semester, may take some time. If you require immediate accommodation, hostels, Airbnb or even hotels can serve as a temporary solution.

The Student Union Malmö runs the Sofa Project for students at the beginning of the autumn semester. The project offers temporary housing solutions, like sofa-surfing or short-term stays, to support students during their first days in the city.
